Commercial overhead doors for the jobs that cannot go wrong.
I.O.S. installs, services and maintains overhead doors, high-speed doors, rolling steel, fire-rated assemblies and dock equipment across Texas. Contractors call us for the complicated work.
One contractor for every opening in the building.
Doors, operators, dock equipment and gates: installed, serviced and maintained under one scope, one warranty and one phone number.
Sectional Overhead Doors
Insulated and non-insulated steel sections for warehouses, shops and fire stations. Wind-load rated assemblies, high-lift and vertical-lift track.
Rolling Steel & Shutters
Rolling service doors, coiling grilles, counter shutters and security shutters, including the tall, heavy curtains most crews will not touch.
High-Speed Doors
Fabric and rigid rapid-roll doors for cold storage, clean production and high-traffic openings where cycle time and air separation are the point.
Fire Doors & Drop Testing
Fire-rated rolling doors installed, drop-tested and reset, documented to NFPA 80 so your inspection file is clean.
Operators & Controls
Jackshaft, trolley and hoist operators, VFD drives, safety edges, photo eyes, loop detectors and access-control integration.
Springs, Cables & Hardware
Torsion conversions, cable and drum replacement, track straightening, bearing and roller renewal, sized and cycle-rated rather than guessed.
Dock Levelers & Equipment
Hydraulic, mechanical and air levelers, vehicle restraints, bumpers, seals, shelters and dock control interlocks.
Gates & Perimeter Access
Slide and swing operators, barrier arms, bollards, keypads and readers, installed to UL 325 with the safety devices commissioned.
Preventive Maintenance
Scheduled routes with cycle counts, a written condition report per opening, and parts renewed before the door stops.
We take the complicated work.
Anybody can hang a standard 10 × 10 sectional door on a clean opening. The reason contractors keep our number is the other jobs. The ones that come back quoted three times and installed wrong twice.
Tall and oversized openings. Hangar, bi-fold, vertical-lift and multi-leaf assemblies above standard height.
Retrofit into existing structure. Where the opening, the steel and the as-builts do not agree with each other.
Cold storage and clean environments. Insulated, condensation-managed, high-speed separation.
Fire-rated and life-safety openings. Installed, drop-tested and documented to survive an inspection.
High-cycle industrial openings. Specified by cycle life, not by list price, so the door lasts the lease.
Failed installations by others. We survey it, tell you straight what it needs, and fix it once.

Five steps, no surprises.
Site walk and takeoff
We measure the actual opening: clear width and height, headroom, backroom, jamb condition, power at the opening. Most bad door jobs are decided before anything is ordered.
Written scope, priced by line
Door make and model, gauge, insulation, spring cycle rating, operator type, track configuration, safety devices and exclusions. No lump-sum mysteries.
Submittals and scheduling
Shop drawings and cut sheets for approval, a lead time we will stand behind, and a start date that fits your sequence.
Installation
A foreman on site from first delivery to final adjustment. Openings protected, debris hauled, adjacent trades left clean, and nothing called finished before it is inspected.
Commissioning and close-out
Cycle testing, safety device verification, hand-over to your facility team, O&M manual and warranty registration.
We install these. We service everything.
Any make, any model, any age, including doors we did not install. These are the lines we specify, stock parts for and carry warranty on.

We are not tied to one manufacturer. We specify the assembly the opening needs. Parts for the failures that stop a building (springs, cables, rollers, bearings, operators, safety edges) are carried on the truck. Authorized-dealer status varies by manufacturer and is confirmed in writing on request.
Why the new sub on the list is the right one.
Overhead doors are one percent of the contract value and a hundred percent of the reason a building misses its certificate of occupancy. You have not heard of us. Here is what that actually buys you.
One trade, nothing else. We do openings. Doors, operators, docks, gates. Your job is never competing for a truck against a plumbing call on the other side of town.
The owner walks your site. The person who measures it, prices it and answers at 4 p.m. on a Friday is the same person. There is no account manager between you and the work.
We have the date. We are new, so the calendar is not full. When the slab cures on the 14th and the doors have to hang on the 16th, that is a date we can actually hold.
We price off the spec section. We read the door schedule, not the elevation. The number survives value engineering because it was built from what the drawings actually call for.
Paperwork at your speed. COI, W-9, submittals and the close-out package come back the day you ask, not after the third reminder.
You hear bad news early. A lead time that moved, an opening that was framed wrong, a conflict with the electrical. You get it the day we know, while it is still cheap to fix.
Texas, statewide.
Project work anywhere in the state, service routes out of every major metro.
Questions we get asked first.
How fast can you get to an emergency?
It depends on where the opening is and what has failed. You will get an honest window, not a promise designed to win the call. We stock the parts that fail most often (springs, cables, rollers, bearings, operators, safety edges), so the first visit is usually the fixing visit.
Do you work as a subcontractor for general contractors?
Yes, and it is most of what we do. We carry our own insurance, provide submittals and O&M documentation, hold the construction schedule and close our own punch list.
Do you service doors you did not install?
Any make, any model, any age. We will also tell you honestly when a door is worth repairing and when repairing it is throwing money at a failed assembly.
Are you licensed and insured?
Yes. General liability, commercial auto and workers' compensation. Certificates are issued before mobilisation, with additional-insured and waiver-of-subrogation endorsements where your contract requires them.
Tell us about the opening.
Send a photo, a plan sheet, a model number or just a description. We will come back with real questions and a real number. And if the honest answer is that you do not need us, we will tell you that too.
